Project Details

We provided the planning, civil engineering design, and project management services required to develop this residential subdivision in the Village of Clarence Creek in the city of Clarence-Rockland.  The Roxanne Street subdivision was a two-phase development, consisting of 53 lots in total. Our firm prepared the subdivision layout, coordinated background studies and assessments, and facilitated development and subdivision approvals at the City and with the Ministry of the Environment (MOE).  We also completed preliminary and detailed designs of watermains, storm sewers, roads, grading, and SWM, and provided site review of all construction for Phase 1.

Potable water servicing was a significant part of the design, and thus it was necessary to demonstrate that the proposed phased expansion of the existing municipal water network could support the proposed development. This exercise included hydraulic network modelling to determine fire flow conditions for Phases 1 and 2 (53 units), as well as for an additional 116 units to be constructed in future phases to the north, for a total build-out addition of 169 units.

Another key component of this 11.3 hectare development was the approval of a SWM strategy in consultation with Clarence Creek, the Conservation Authority, and the MOE. This strategy incorporated lot level and conveyance controls in a “treatment train” approach and an end-of-pipe SWM dry pond facility to achieve the desired level of stormwater quantity and quality control. The SWM plan regulates the post-development stormwater run-off to pre-development levels, and enhances the quality of the stormwater to remove 70% of Total Suspended Solids leaving the site and being discharged into an adjacent drainage course.
