JLR was retained by Nortel Networks to provide design and administration during construction services, including architecture, structural, mechanical, electrical, and civil engineering services.

This office and manufacturing facility was constructed in two phases on a 20-acre site. Using innovative design and construction approaches, the state-of-the-art facility was completed in record time and to exacting standards.

To realize the client’s stringent schedule requirements, the project was undertaken using a fast-track design and construction management delivery approach with design and construction activities undertaken in parallel and phased tender packages according to an “as required” overall critical path. Phase I was completed in approximately six months (design start to functional occupancy), with the subsequent Phase II in just eight months. The project was recognized with an Award of Merit from the Association of Consulting Engineers of Canada for this hyper fast-track delivery.

The 360,000 ft2 facility included:

  • 125,000 ft2 of Class 100, 1,000, and 10,000 clean room laboratories, assembly areas, and related support space.
  • 125,000 ft2 of Class ‘A’ office space.
  • 600-seat full service cafeteria.
  • 95,000 ft2 of mechanical service space including deionized (DI) water plant, wastewater treatment, specialty gas and chemical distribution, boilers, chillers, and scrubbers, etc.

The 20-acre site was developed to provide internal vehicle and pedestrian circulation, parking for 900 vehicles, and full stormwater management, including on-site retention ponds.

Specialty consultants and installers, including chemical and gas distribution, process systems, noise, vibration, emissions, elevators, food services, interior design and furniture, were also coordinated by JLR.
