JLR worked closely with Tesc Contracting Company Ltd. to submit and win a design-build contract for this new student residence building for Laurentian University. The design included an 11-storey building plus one storey below grade. The ground floor was exposed at the east end to provide a main entrance at grade, which allows for pedestrian traffic travelling to and from the east end of the campus. On the second floor, a number of large multi-use lounge spaces were provided, as well as multi-use meeting/study rooms. These spaces are located along a thoroughfare through the building, tying into a main pedestrian artery known as “University Street”. The areas provide students with much needed multi-purpose spaces. Along each of these spaces, large windows allow for natural light, while capturing interesting and picturesque views.
JLR provided multi-disciplinary architectural and engineering services for this project. By encompassing all disciplines within one office, the design team was able to quickly develop design material with which the design-build contractor was able to prepare a competitive bid. Cost- saving solutions were quickly discussed, developed, and priced, enabling the design-build contractor to further reduce capital costs. JLR’s integrated design process gave the design-build contractor a competitive advantage throughout the design and construction phases of the project.
